Preparation and being in the right place at the right time is how he said he's built up his real-estate portfolio in Erie County, Pennsylvania, over the last four decades. Throughout his real-estate investing journey, many of Miller's deals came about through seller financing and being at the right place at the right time. Another financing strategy Miller employed to build his portfolio was using a hard-money lender. "Hard-money lending is probably something that's going to help you grow your portfolio faster than any other thing," Miller said. "Most of these programs range anywhere from a hundred percent financing all the way up to 105% financing, depending on the state."

CAPE CANAVERAL, Fla. (AP) — Four astronauts headed to the International Space Station on Sunday where they will oversee the arrivals of two new rocketships during their half-year stint. SpaceX’s Falcon rocket blasted off from Kennedy Space Center, carrying NASA’s Matthew Dominick, Michael Barratt and Jeanette Epps and Russia’s Alexander Grebenkin. “When are you getting here already?” space station commander Andreas Mogensen asked via X, formerly Twitter, after three days of delay due to high wind. Epps should have launched to the space station on a Russian rocket in 2018, but was replaced for reasons never publicly disclosed. Flight controllers are monitoring a growing cabin leak on Russia’s side of the space station.

New York CNN —The growing battle between Ivy League institutions and frustrated alumni is now playing out at Cornell University. A prominent alumnus and longtime donor is calling for the immediate resignations of Cornell President Martha Pollack and Provost Michael Kotlikoff, arguing the university’s diversity policies have created a “toxic” environment. Jon Lindseth, an emeritus member of Cornell’s board of trustees, penned an open letter demanding university leaders clean house. Lindseth’s criticism of Cornell’s DEI policies are supported by the Cornell Free Speech Alliance, an alumni group founded in August 2021 pushing to reform the university. While the website for Cornell’s board of trustees does indicate meetings are scheduled, university officials say these are not emergency meetings.

Lewiston, Maine CNN —The signs were there: hearing voices, expressing paranoid thoughts and making threats so violent, extra patrols were sent to guard a military installation. Instead, law enforcement relied on the gunman’s family to keep guns from him after they tried without success to talk to the reservist. Sheriff Joel Merry told CNN on Saturday law enforcement officers weren’t able to make contact with Card during two visits. The Sagadahoc County Sheriff’s Office sent an alert to other law enforcement agencies saying they were trying to locate Card. The fact law enforcement in Maine didn’t utilize the yellow flag law in Card’s case could point to its shortcomings, Rocque said.

Cornell University student Patrick Dai is accused of making online threats against the school's Jewish community. David Bauder/APAfter the threats were posted Sunday, Cornell University police ramped up patrols and increased security for Jewish students and organizations, the agency said. At Cornell, Jewish students make up about 22% of the student body, with about 3,000 undergraduate and 500 graduate Jewish students, according to the school’s Hillel organization. “Jewish students on campus right now are unbelievably terrified for their lives,” Molly Goldstein, co-president of the Cornell Center for Jewish Living, told CNN. “The virulence and destructiveness of antisemitism is real and deeply impacting our Jewish students, faculty and staff, as well as the entire Cornell community.

Robert Card, the suspect in a shooting spree that left 18 people dead in Maine, was found dead Friday night of an apparent self-inflicted gunshot wound, officials said. Here is a timeline of how the shootings unfolded and the manhunt that followed. Photo: Joe Raedle/Getty ImagesBATH, Maine—The gunman in the recent mass shootings in Maine threatened last month to “shoot up the drill center” where his Army reserve unit is based, according to records released late Monday by a local sheriff. Sagadahoc County Sheriff Joel Merry said deputies from his department had spoken several times with concerned family members of suspect Robert Card , 40, in the months before he killed 18 people in a shooting rampage on Oct. 25.

The mass shooting upended life in Lewiston and surrounding communities, injecting fear into the area and ripping families apart. A mourner attends a candlelight vigil for the victims of this week's mass shootings on October 28, 2023, in Lisbon Falls, Maine. The ex-wife and son said their plan was to stay away from Card, according to the documents. Due to an ongoing Army investigation, we cannot go into any further details,” the email statement from Castro, the Army spokesperson, said. His commander said they were trying to get treatment for Card and that “he thought it best to let Card have time to himself,” the sheriff’s office added.

Reuters was not able to contact Card's relatives or officials at the Army Reserve unit. Instead, a sheriff's deputy spoke with officials at the 3rd Battalion 304 Training Group and connected them with Card's family. The battalion officials "assured our office that they would ensure that Card received medical attention," the sheriff's office said in the statement. After conferring with the Army Reserve unit and Card's brother the sheriff's office made no further attempts to contact Card: Card's unit commander told the deputy that Card no longer had any weapons from the reserve unit. The sheriff's office said it canceled the missing-person alert for Card on Oct. 18.

Sagadahoc County, Maine CNN —The US Army asked local police to check on the reservist who killed 18 people after a soldier became concerned he would “snap and commit a mass shooting,” according to information shared with CNN. The welfare report detailed to CNN repeatedly cited the Maine National Guard as the source of the concerns and the troubling information about the shooter’s actions. It should also be noted that no bulletins or assistance was requested from MSP’s Maine information and analysis center. Thirty-eight days later, the Army reservist walked into a bowling alley and started shooting. He was a US Army reservist.

That’s when police say Card was committed to a mental health facility for two weeks after acting erratically and “hearing voices and threats to shoot up” a military base. State Police troopers took Card, a sergeant 1st class, to the Keller Army Community Hospital at West Point for what would be two weeks of mental health evaluation. What New York State Police did about Card’s threats is unclear. “Just because there appears to be a mental health nexus to this scenario, the vast majority of people with mental health diagnosis will never hurt anybody,” Sauschuck said. She said someone dropped the ball because Card’s threats and medical evaluation should have triggered a yellow flag seizure of his guns when he returned home.

CNN —The Russian space agency, Roscosmos, is searching for answers after one of its modules on the International Space Station sprang a coolant leak, adding to the list of mechanical issues the space agency has grappled with in low-Earth orbit over the past year. Roscosmos said Monday in a notice posted to the messaging site Telegram that the coolant leak affected a radiator circuit on the Nauka module, which is located on the Russian-controlled segment of the ISS. The Nauka module was added to the space station in July 2021, but the leak occurred on an external, backup radiator that was delivered to the ISS on a space shuttle mission in 2010, according to NASA. ‘External influences’ and space troubleThe Russian space agency has already spent nearly a year working to get its crew transportation missions back on track after one of its Soyuz spacecraft experienced a noteworthy coolant leak in late 2022 while it was attached to the space station. Roscosmos determined that the coolant leak on the Soyuz spacecraft had rendered the vehicle unsafe and decided to launch a replacement capsule to bring the crew home.

Marc Atkins/Getty ImagesAt the heart of this is a failure in communication by match officials and a failure to put pragmatism before protocol. There is an acceptance that mistakes will happen, and there have been plenty already this season in the Premier League. The release of the audio of the conversations between the match officials would likely influence what Liverpool does next. In rugby union, fans can listen to discussions between match officials on crucial decisions, making the process clear and open for all. The immediate consequence has been that VAR officials England and Cook have not been selected to feature in this weekend’s Premier League games.

However, the goal was ruled out by the referee for offside. The referees' body, the Professional Game Match Officials Limited (PGMOL), later admitted it was the wrong decision to disallow Diaz's effort, blaming human error, and "should have resulted in the goal being awarded through VAR intervention". In a statement on Sunday, the PGMOL said: "Darren England, VAR on the Tottenham Hotspur v Liverpool fixture, and Dan Cook, (assistant VAR) on the same game, have been replaced for the Nottingham Forest v Brentford and Fulham v Chelsea matches today and tomorrow night respectively. Opinion | Is It ‘Prostitution’ or ‘Sex Work’?

To the Editor:Re “It’s Not ‘Sex Work.’ It’s Prostitution,” by Pamela Paul (column, Aug. 18), about how the term “sex work” legitimizes the exploitative sex trade:Ms. Paul’s article is courageous, as evenhanded and thoughtful as it is provocative. As a former Title VI-funded doctoral fellow whose thesis explored the effects of the professionalization of traditional female occupations, I was steeped in radical feminist theory, and I know the theoretical basis for the notion that sex “work” involves choice and agency. Ron DeSantis’s remark that slaves gained useful skills while being treated like chattel property. Joel M. YoungPlacitas, N.M.To the Editor:Pamela Paul’s opposition to the term “sex work” is akin to opposing the term “domestic workers” for maids because exploitation and trafficking are common in domestic service. Rather than denying workers their rightful status in industries rife with abuse, we should fight for enhanced labor protections.

CNN —A brief power outage at NASA’s mission control center in Houston caused a voice communications blackout with the International Space Station and forced the space agency to rely on backup systems for the first time. The outage impacted only the first floor of the mission control building, Montalbano said. It did not affect flight controllers, or the rotating crew of NASA employees who constantly monitor the ISS from consoles in the main mission control room . The issue occurred as the mission control center was undergoing some preplanned upgrades to its power systems. He noted the outage marked the first time that NASA has activated the backup control hardware at Johnson Space Center’s Building 30, which is home to mission control.
